Modular extensions · Dartmouth, Devon

More room to live. Designed to belong.

Bespoke modular home extensions in Devon, built around the character of your property and the way you want to live, from a larger kitchen to a light-filled living space.

A natural part of the home

Added space.
A joined-up result.

A successful extension connects naturally with the house, bringing better light, easier movement and useful space. We design modular extensions in Dartmouth and across South Devon around the existing property, with structure and insulation considered from the start.

Space with a clear purpose

One considered addition. Many ways to improve a home.

Modular does not mean generic. The footprint, openings, services and finishes are shaped around what the home is missing and how the existing rooms need to work better.
01

Kitchen extension

Create a better kitchen with room for preparation, storage, dining and everyday family life.
02

Dining space

Bring light and connection to the heart of the home with a dedicated place to gather.
03

Living extension

Add a comfortable year-round room that connects naturally with the existing house and garden.
04

Utility or boot room

Give coats, laundry, equipment and muddy shoes a practical place of their own.
05

Ground-floor room

Create flexible space that can support changing routines and longer-term accessibility needs.
06

Garden-facing addition

Improve the relationship between indoors and outdoors through carefully positioned glazing and openings.
07

Flexible annexe space

Explore an adaptable addition for work, guests or family use, subject to planning and the intended use.

SIP-led construction

Performance begins with the structure.

Most of our modular builds use structurally insulated panels, or SIPs. A rigid insulated core sits between structural OSB faces, combining structure and insulation in one precisely prepared panel.Glazing, ventilation, heating and connections to the existing house complete the picture. We design these together for a comfortable addition throughout the year.
Quality in every connection

Designed as a whole, not assembled as parts.

An extension joins new work to an existing building. We coordinate the decisions that affect performance, appearance and everyday use as part of the service.
01

Existing structure

The house, ground conditions and proposed openings inform the structural approach from the start.

02

Insulated envelope

Walls, floor, roof, glazing and junctions are considered together for year-round comfort.

03

Natural movement

Doorways, circulation and furniture layouts help the extension feel connected to existing rooms.
04

Useful services

Heating, lighting, power, plumbing and ventilation are planned around the completed space.

05

Material continuity

External and internal finishes respond to the house while giving the addition its own clarity.

06

Managed delivery

Approvals, specialist work, materials and site stages are coordinated through one clear programme.
A better relationship between rooms

A kitchen extension can change the whole ground floor.

A small modular extension for a kitchen is often about more than extra square metres. It can unlock a clearer layout, better light, useful storage and an easier connection between cooking, dining and the garden.

From first survey to handover

One clear route through a complex change.

Project management sits inside the modular extension service. The design, approvals, structure, specialist input and finishing work are coordinated around an agreed brief.
01

Understand the property

We review the existing house, access, levels, services, structure and the way the new space needs to connect.
02

Develop the brief

Layout, size, openings, materials and performance priorities are shaped around your home and daily life.
03

Coordinate the details

The SIP structure, foundations, specialist input, approvals and build sequence are resolved before construction.
04

Build and complete

On-site work, fitting, finishes and handover are managed as one joined-up extension project.
Planning and Building Regulations

Resolve the route before work begins.

Some home extensions may be possible under permitted development rights when specific limits and conditions are met. Previous extensions, boundaries, height, materials, designated land and the type of property can affect what is allowed.

Building Regulations are a separate requirement and usually apply to an extension. The technical design may need to address structure, fire safety, insulation, ventilation, drainage and electrical work.

We identify the relevant questions early and coordinate the information needed for the agreed route, with formal advice or specialist input where appropriate.

Useful questions

Before your extension takes shape.

Every house and site is different. These answers provide a practical starting point for planning a modular extension in Devon.

What is a modular home extension?

A modular extension uses a planned building system with accurately prepared structural components. For many Timber Built projects, SIP panels form the main wall and roof structure. The finished extension is still designed around the individual property, rather than selected as an off-the-shelf room.

Yes. A compact kitchen extension can improve circulation, storage, natural light and the connection to dining or garden space. The right footprint depends on the existing layout, site constraints, planning position and the way you want the kitchen to work.

Yes. A home extension needs to perform as part of the house in every season. We consider insulation, airtightness, glazing, ventilation, heating and junction details together so the new room feels comfortable and integrated.
Some house extensions may fall within permitted development rights if the relevant limits and conditions are met. Property type, previous additions, location, scale and design can all affect the route. We consider this early and recommend formal confirmation from the local planning authority where needed.

Home extensions will normally need to meet the applicable Building Regulations. These cover areas such as structure, fire safety, insulation, ventilation, drainage and electrical work. The required technical information and inspections should be planned into the project from the outset.

Coordination is woven into the extension service. We bring the design decisions, materials, specialist input, sequence of work and finishing stages together around one agreed brief, keeping the route from first discussion to handover clear.
Local knowledge, carefully applied

Modular extensions for Dartmouth, the South Hams and South Devon.

From our Dartmouth base, we develop modular home extensions for properties across the South Hams and nearby South Devon locations, including Kingsbridge, Totnes, Salcombe, Ivybridge and Modbury.

Coastal exposure, sloping sites, restricted access, neighbouring properties and sensitive settings can all influence the right design and construction sequence. Those local conditions are considered from the first site discussion.
